Choosing a REALTOR®

The right REALTOR® for you is the one who explains their plan clearly and tells you what you need to hear, not just what you want to hear.

Nine questions to ask before you sign

  1. How would you price my home, and which recent sales support that?
  2. What would you have me fix, and what would you tell me to skip?
  3. How will you market the home, online and off? Who takes the photos?
  4. How often will I hear from you, and how?
  5. Who else on your team will I deal with?
  6. What is your commission, and what exactly does it include?
  7. How long is the listing agreement, and how can it be ended?
  8. How do you handle multiple offers, and offers subject to sale?
  9. Can I speak to two recent clients?

What B.C. rules say

  • Before providing services, a B.C. licensee must give you BCFSA's Disclosure of Representation in Trading Services form, which explains whether they are representing you.
  • In B.C., one licensee generally can't represent both the buyer and the seller in the same trade, so ask how the brokerage handles it if you're interested in a home it has listed.
  • Commission is negotiable and must be set out in writing. If a licensee receives a referral fee related to your deal, it must be disclosed to you.
